Real Estate Descriptions - BHHS Homesale Realty

Properties don't sell themselves. A few good pictures can pique a prospective buyer's interest. However, it is your listing description of the property that captures their imagination. Your description should make it easy for a buyer to envision their dreams coming true. When you make that happen, that's when you have moved the needle one step closer to a "sold" sign.

  • Describing the Details Establishes Value
    Your description should paint a picture of the property. Think of it as writing a story. The more descriptive the language, the better the property description will read. Consider the features and aspects of the property that are most appealing to buyers in your region. Use these attractive elements as the foundation for the listing. Prospective buyers want to see vivid descriptions of the features they are looking for. When you provide this, you have established the property's value in their minds.

  • Watch the Word Count
    A total of 250 words is about one-half page, and it is the sweet spot for a solid listing description. You want to stay in this neighborhood. If you write too much more, readers will begin to lose interest. The exception to this relates to higher-end properties. With high-value properties, it is advisable to describe the Italian marble, granite facades, and imported woods. This can entice a wealthy buyer to request a showing.

  • Choose Your Words with Care
    Every word you include within the description needs to inspire the buyer to request a showing. You want to choose words that convey security, stability, savings, and strength. You also want to select words that establish comfort, convenience, and community. The words you choose distinguish the home from other properties they are considering.

    You want to create a balance between adjectives, verbs, and nouns. Use each so that they flow together to form natural sentences. However, be on the lookout for words that are overused, or words that could convey the wrong impression.

    For instance, avoid bargain and "great deal." These words can diminish the value of a property in the eyes of a buyer. Instead of writing that a particular home or feature is a bargain, discuss the rewards a buyer will enjoy.  Talk about parties on the new brick patio. Highlight design potential within the unfinished basement. You can even mention a child's enrollment in the nearby school that is opening in the fall, etc.

  • Don't be Afraid to be Different
    Prospective buyers may read hundreds of listings during their search. It is a significant amount of information to digest and remember. It is so much that it begins to blend together after only a handful of listing descriptions are reviewed.

    That's why your listing needs to be memorable. It needs to stand out from every other listing in the area. You should not hesitate to use different language and take a different approach to your descriptions.

    Write about what everyone else is forgetting about. The more original you make your listing, the greater the potential that prospective buyers will earmark your property. Buyers will whittle down the listings they want to see based on what you write. The listings that speak to their desires and establish the property's value in their minds are the homes they will find most appealing.
