Avoid Listing Mistakes - BHHS Homesale Careers

There are many reasons why Homesale Realty is a career that attracts both new graduates and career changers alike. It's a rewarding profession both in terms of job satisfaction and income potential. However, there are certain stumbling blocks that many agents can trip over early in their careers when it comes to listing a property. Today we are looking at some common mistakes you can make in your first listings and how to avoid them.

  • Grammar Matters
One of the more elementary mistakes new agents make in their listings can be traced back to elementary school, or more to the point grammatical mistakes. Common errors include writing portions of property descriptions in all caps for emphasis or failing to catch homophones such as cellar/seller. You should also avoid using "inside baseball" terms or acronyms that the common buyer might not understand. When it comes to selling a home, buyers may be making one of the most important financial decisions of their life and these common mistakes confuse them can give a bad impression that can keep them scrolling.

  • Don't Get Carried Away With Pricing
You can be forgiven for wanting your first sale to be a big one, but don't let this zeal affect your judgment when it comes to pricing. There are few things that will make it harder to close your first sale than overpricing it in relation to its fair market value. However, be equally careful not to err too much on the side of caution as this can be detrimental to the best interests of both your client and yourself. Be clear on the price your client will be prepared to accept and what the market will bear before you list a firm price.

  • Work With Your Clients
Out of the gate, you may be tempted to just go it alone and do everything your own way to sell the property as quickly as possible. However, better than half of your job may be educating your clients on the process and managing expectations that may not be realistic. Let them in on the market data that you are using to determine your strategy as well as any marketing efforts you are undertaking on their behalf. Who knows? Maybe there is something that they can do to enhance your efforts.

  • Realize the Importance of Communication
Life as a REALTOR® can move pretty fast but don't forget that your first listing is only the first step of a process that will require constant communication. There may be long periods of time where nothing happens. No offers, no inquiries, nothing significant to report. However, don't let this lull you into complacency when it comes to client management. Communication with clients, even when there hasn't been any progress, is essential. Keep in touch and let them know if it's just the reality of a slow market or perhaps some other factor that is keeping their property languishing among the listings. There's no hard or fast rule on how often to contact your clients but keep it a regular occurrence so that they know what to expect. If you receive any feedback from buyers, whether positive or negative, be sure to pass it along as soon as possible.

Follow these handy property listing tips, and you will be well on your way to making your first sale. If you have any more questions or are interested in joining the team, Contact BHHS Homesale Realty today to earn your license and take the big first steps in your new career.
