When it's time for a showing, buyers want to be wowed. The better the experience is for them, the more likely they will make an offer that helps your seller reach their goals. Here's how to make your showing memorable:
Know What You Want to Say
Before you start showing a property, begin by planning it all out. That doesn't mean scripting every word you want to say, but understanding the selling points of each room in the house and the questions that are likely to come up. Write notes, study them, but don't try to learn them word for word.
At the same time, decide which order you'd prefer your buyers to explore the rooms in. This will give you a better handle on what information you want to put first and last in the presentation. After each showing, go back to your notes and add information on any new buyer objections.
Prepare a Buyer Information Packet
A buyer information packet provides all the information a buyer could want to know about a property, but it isn't just a courtesy. It helps to ensure that even if they visit several properties in one day, they will likely see the packet and remember yours in the future.
Price, bedrooms and bathrooms, and square footage are just the start for a buyer information packet. You can include pertinent details about the neighborhood and amenities, whetting their appetite to explore the area. A buyer information packet can be any length as long as it's well organized.
Take a Consultative Approach
Would-be buyers quickly form a first impression of a home. Your job isn't to sell them on a particular property but to help them see the ways in which it might meet their needs. Indeed, when a home doesn't match a buyer's expectations, it is best to be honest and save time on all sides.
Provide advice and opinions as the showing goes on. Answer questions as best you can, and if you don't know an answer, write it down and follow up. And, of course, recognize that some objections to a home are so big that you'll want to report them to your seller to correct the underlying issue.
Schedule Appropriately and Stick to It
When you are showing a home, it's crucial to schedule enough time. Buyers might have many questions or find themselves returning to rooms they've seen before as new ideas occur to them. Your ability to close the deal may hinge on giving them the time they need.
When you start showing homes, it might not be clear exactly how much time you need. With that in mind, be sure you leave leeway in your schedule. Do your best to keep buyers moving without pushing them. Gentle reminders are appreciated, but personal attention is always the most important factor.
Review and Follow Up
Last but certainly not least, be sure to follow up. Your seller will often have questions about what kind of impression the home had. Likewise, get the temperature of the would-be buyer as soon as possible to understand whether it's likely that your seller has finally found "the one."
